Photo and video evidence, severity-ranked, written for you — and formatted for your developer.

Snag list filed for you

We submit the defect list to your developer and open the rectification file.

We chase — weekly

Follow-up on day 7, day 14, then every week. Our job ends when the defects are repaired, not when the report is emailed.

What is a DLP and why does the date matter?

The defect liability period is the 12 months after your handover when the developer is legally required to fix defects at their own cost. After it expires, every repair is your bill. Most owners never check their exact date — send us your handover letter on WhatsApp and we'll confirm it, free.

I'm overseas. How do you get in?

You sign a one-page access authorization (we send it on WhatsApp). Keys are collected from your building management or your representative, logged into insured custody, and every checkout and return is signed and timestamped.

How is this different from other snagging companies?

Two ways. We take no money from developers, so our report answers to you alone. And we don't stop at the report — we file the snag list and follow up weekly until rectification. Ask any other company what happens after they email the PDF.

What if the developer refuses to fix things?

Our reports are built as evidence: timestamped, located, methodical. Most developers comply when the file is professional and the follow-up is persistent. If a dispute escalates, your report is formatted to support it.

Do I have to decide about monthly care now?

No. The inspection is complete on its own. If you later want us to keep watching the property — monthly visits, photo reports, key custody — that's the Watch plan, AED 250/month, and your unit's file simply continues.
